Rent Collection

Full Management

  • Market your property to prospective tenants using various promotional methods
  • Inspect your property, initially establishing its rental value and advising as to whether any work, decoration or additional furnishings may be required in order to enhance the property’s market value.
  • Interviewing prospective tenants and gathering references including bank statements, employment letter, previous Landlord, and (where needed) character references. Where necessary, additional security would be requested by means of a financial guarantor. A copy of a valid passport and/or driving licence is also taken. Company references are taken up with accountants, banks and trade references.
  • Prepare an Assured Shorthold Tenancy Agreement in accordance with the latest Housing Acts. Our contracts are recognised by all major High Street Banks and Building Societies and specific clauses are inserted to safeguard Landlords interests. We, as your agents, are able to sign the Tenancy Agreement on your behalf, when instructed.
  • Advise the tenants and provide them with all necessary information in order to arrange for all relevant utility companies to be notified of the transfer of service contracts to the tenants. Payment of council tax is the responsibility of the tenants in the property, and we will ensure that the new tenants inform the local council of their occupancy.
  • Collect the rent monthly on your behalf and pay the net sum into your designated account. (Wonderlease are not liable for any non-payment of rent )
  • Send out monthly invoice statements of the account showing rents received less expenditure.
  • Wonderlease would undertake all maintenance enquiries from tenants, and would either:
    • Contact landlord and act on their instructions.
    • Send a qualified engineer who will provide a quote for repairs.
    • In the event of not being able to contact the landlord we will send a qualified maintenance engineer to carry out emergency repairs up to the limit of £300. This is only in extreme circumstances, such as escaped gas, leaking water or securing the property.
  • Make payments in respect of the property by arrangement i.e. ground rent, service charges, insurance premiums etc.
  • Inform the Landlord of any changes to the tenancy agreement.
  • Grant or renew tenancy agreements as instructed.
  • Check the inventory and status of the property at the conclusion of the tenancy and agree any deductions that may be incurred by the tenants. Any disputes over deductions will be decided by an adjudicator from the government backed ‘tenant deposit scheme.’
  • Wonderlease can offer you peace of mind by introducing you to various insurance companies that will offer you industry related products.
  • Wonderlease would endeavour to ensure that the following regulations are adhered to:
    • Gas Safety (Instillation and Use) Regulations 1994
    • Electrical Equipment (safety) Regulations 1994
    • PAT test (Portable Appliance Test)
    • EPC (Energy performance certificate)

These are legal requirements, and annual certificates are required to cover both Gas Safety and PAT test. Wonderlease can arrange for these certificates to be carried out by an approved engineer.
