Landlord Fees

 

LET ONLY SERVICE

SET UP FEE (Percentage of the annual rent) 8% + VAT (9.6% inc VAT) -

This setup fee includes agreeing the market rent and finding a tenant in accordance with the landlord’s guidelines. Wonderlease will also provide guidance on compliance and regulations within the Lettings Industry. Carry out accompanied viewings. Market the property and advertise on property web portals. Obtain and provide references for all tenants and guarantors. Advising utility providers of date the tenancy commences.

Tenancy Agreement £90 + VAT (£108 incl VAT)

Registering Deposit £40 + VAT (£48 incl VAT)

Photo Inventory £75 + VAT (£90 incl VAT)

Renewal Fee £350 + VAT (£420 inc VAT)

If both parties agree that the tenant can stay at the property for another fixed term, this renewal fee covers the contract negotiation, property inspection, amending and updating the terms and arranging a further Tenancy Agreement to be signed.

Checkout Fee £110 + VAT (£132 inc VAT)

This fee covers agreeing with the tenant(s) a check-out date and arranging an appointment; instructing the inventory provider to attend if required; negotiating with the landlord and tenant(s) any disbursement of the security deposit. Return the deposit to the agreed parties. Remit any disputed amount to Scheme for final adjudication. Unprotect the security deposit. Informing utility companies of tenants vacate date.

 

RENT COLLECTION

MONTHLY RENT COLLECTION FEE (Percentage of the monthly rent) 10% + VAT (12% inc VAT)

This is a monthly commission for the duration of the tenancy; calculated as a percentage of the monthly rent This includes collecting and remitting the monthly rent received, deducting commission and other works carried out by contractors, and supplying monthly statements. When necessary it also includes the pursuance of non-payment of rent and providing advice on rent arrears actions.

  4. Market the property and advertise on property web portals
  5. Obtain and provide references for all tenants and guarantors
  6. Provide a tenancy agreement for 12 months
  7. Registering Deposits in a protected deposit scheme
  8. Photo Inventory
  9. Advising all utility providers of date tenants moving into the property

FULLY MANAGED SERVICE

This is a monthly commission for the duration of the tenancy; calculated as a percentage of the monthly rent This includes collecting and remitting the monthly rent received, deducting commission and other works carried out by contractors, and supplying monthly statements. When necessary it also includes the pursuance of non-payment of rent and providing advice on rent arrears actions. Wonderlease will be first point of contact for all tenants’ queries and reporting of any maintenance issues. Wonderlease will arrange contractors access to property and making sure repairs are completed. 24 hour emergency call out service.

ADDITIONAL FEES

(OPTIONAL) Wonderlease as Applicant for Private Rented Property Licence £195 + VAT (£234 inc VAT)

This means that owners of every privately rented home in the borough that has introduced such laws; must apply for a Private Rented Property Licence (PRPL), which will issued by the Council, unless an exemption applies. Wonderlease will carry out site visits and advise the Landlord on regulations and requirements. Wonderlease will complete and apply for the licence on the Landlord’s behalf. Landlords with multiple rented properties in the borough must complete an application for each property themselves.

Gas Safety Certificate £100 inc VAT

The Gas Safety (Installation and Use) Regulations 1998 state that all new, let and managed properties must have a gas safety certificate to start the tenancy and must be tested annually for safety. Wonderlease appoint a Gas Safe Engineer to do this and includes the cost of the certificate

Electrical Certificate £150 inc VAT

The Electrical Equipment (Safety) Regulations 1994, requires that all electrical equipment is safe. A portable appliance Test (PAT) should be carried out at the beginning of a new tenancy and regularly. All electrical testing must be carried out by a qualified and registered engineer.

Energy Performance Certificate £110 inc VAT

The Energy Performance of Buildings (Certificates and Inspections) (England & Wales) Regulations 2007. Energy Performance Certificate (EPC) - The law requires you to provide an EPC to prospective Tenants. You must commission an EPC before the property is marketed to rent. It is your responsibility to use all reasonable efforts to obtain an EPC within 7 days of first marketing the property for rent.

Additional Property Visits £45 + VAT (£54 inc VAT)

When a Landlord requests a mid-term inspection, or a specific visit in order to assess a maintenance requirement and/or allow access for third parties.

Additional services are available via our Management Department, these include; complete refurbishments, extensions, loft/basement conversions, decorative improvements, new bathrooms and kitchens.

For a true and accurate valuation we take into consideration recent market activity, general condition and location. When you are happy with the price, we are ready to prepare your marketing material. We offer excellent marketing packages which include professional photographs, floorplans, and an Energy Performance Certificate. We identify the unique selling points of your property and promote them in a set of details produced by one of our staff members.

Check in & Check out Reports

With our Fully Managed Service, we will carry out our own photographic inventory, on check-in and checkout. We will inform all utility suppliers along with the Council Tax and Water of the new tenant's names and supply them with up-to-date meter readings.
Once the tenants vacate, Wonderlease will inspect the property and if necessary act on your behalf if any damage costs need to be deducted from the tenant's deposit. We will also inform all utility suppliers, council tax and water that the tenants have moved out, and supply them with up-to-date meter readings. Please note all void periods are the Landlords responsibility to pay.

 

 

Rent Payments & Statements

You will receive monthly statements via email and/or post, showing rental income and outgoings, an annual statement is also provided at year end. Your accountant will be most impressed!

 

Property Inspections

Inspections are carried out on Landlord’s request, and we will send you updated photos and our opinion on how the property is being looked after. We will advise tenants if a property is not being maintained in the correct way, this may be assistance with regular cleaning, condensation or damages that we need resolving.

 

Safety Regulations

We will also help you arrange for these safety checks and certificates to be completed using our fully qualified contractors.
